Business-purpose loan program

Multifamily Loans in New Jersey

Financing for apartment buildings that need work, lease-up or a fast close, plus new multifamily construction. Lendiqo lends to LLC investors across New Jersey.

What we finance

Acquisitions of 5+ unit apartment buildings, value-add renovations, lease-up of under-occupied buildings, and new construction and rehabilitation projects. Funds can cover acquisition, horizontal costs and vertical construction.

How we underwrite

We look at the rent roll, the leases, the trailing operating statement, the renovation budget, local rent rules and your plan to stabilize. On the bridge side, sizing is based on value and cost. Long-term refinances are sized on the building's net operating income.

Big or small, every deal is different

A 6-unit walk-up in Newark and a 40-unit garden complex in Burlington County need different structures. Talk to a loan officer about the right fit for your building.

New Jersey notes

Rent control applies in many New Jersey cities, including Newark, Jersey City and Hoboken. It can limit post-renovation rent increases, so check coverage before you underwrite. Buildings with three or more units generally register with the NJ Department of Community Affairs, and older buildings may need lead-safe certification.

Multifamily Loans: frequently asked questions

Do you finance 5+ unit apartment buildings?

Yes. Buildings with five or more units go through our multifamily programs. For 2–4 units, see our DSCR rental loans.

Can you finance a building with high vacancy?

Often yes, with a bridge loan based on the business plan and the as-is value, followed by a refinance once the building is stable.

Do you finance multifamily new construction?

Yes. Construction loans can fund acquisition, horizontal and vertical costs with inspected draws.

Does rent control affect my loan?

It can. If rent increases are capped, the stabilized income and the refinance amount may be lower. We review local rent rules during underwriting.

What experience do I need?

Experience affects leverage and pricing. First-time multifamily sponsors can strengthen a deal with experienced partners or a property manager.
