Business-purpose loan program

LLC Investment Property Loans in New Jersey

Lendiqo makes business-purpose loans to LLCs and other entities that own New Jersey investment property. Here's how entity lending works and what we need from your company.

Why lend to an LLC

Investor loan products such as DSCR rental loans, fix and flip loans, bridge loans and construction loans are designed to be made to entities. Closing in an LLC keeps the investment separate from your personal finances and keeps your books cleaner.

Will I sign personally?

Usually yes. Most business-purpose lenders require members who own a significant share, often 20–25% or more, to sign a personal guarantee and pass credit and background checks. Ask about limited or non-recourse options.

Plan your vesting before you buy

Buying in your own name and deeding the property to your LLC later can trigger the mortgage's due-on-sale clause and add title and transfer costs. If you're going to hold it in an LLC, vest it that way at closing.

Program terms

We publish only confirmed terms. Pricing depends on your credit, experience, leverage and the property, so ask a loan officer for current terms.

New Jersey notes

New Jersey limits prepayment penalties on many residential mortgage loans made to individuals. Business-purpose loans made to an LLC are generally treated differently, which is why investors often close DSCR loans with prepayment schedules in an entity. Have your attorney confirm how it applies, and keep your LLC's annual report current, because a lapsed entity can delay a closing.

LLC Loans: frequently asked questions

Can a brand-new LLC get a loan?

Yes. Lenders look mainly at the property and the guarantors' credit and experience, not the age of the entity. You'll need your formation documents and EIN.

Do I need an operating agreement?

Yes. Lenders and title companies need to see who owns the LLC and who can sign the loan documents.

Can my LLC have partners?

Yes. Members with significant ownership usually guarantee the loan, and the operating agreement must authorize the signer.

Can I transfer my personal property into my LLC?

You can, but it may trigger your existing mortgage's due-on-sale clause and transfer costs. Talk to your attorney, or refinance into the LLC with a business-purpose loan.

Do you lend to individuals?

No. Lendiqo makes business-purpose loans to entities on non-owner-occupied investment property only.
