Mixed-Use, DSCR, Construction and other business-purpose loans for investors across Monmouth County, including Freehold and the county seat, Freehold Borough.
Investing in Monmouth County
Monmouth County stretches from Raritan Bay and the Bayshore towns south along the Atlantic coast through Long Branch, Asbury Park and Belmar, and inland to Freehold, Howell and Manalapan. Its seat is Freehold Borough. NJ Transit's North Jersey Coast Line serves the shore towns, and ferries from the Bayshore run to Manhattan.
Investors here work with shore rentals, older multifamily and mixed-use buildings in walkable downtowns like Red Bank, Asbury Park and Long Branch, single-family rentals inland, and new construction and teardowns in higher-value towns.
How we lend here
On the coast, flood zones and insurance matter. Many shore towns license rentals and some limit short-term stays, so we confirm the local rules first. Downtown mixed-use deals depend on the commercial tenant as much as the apartments.
Towns we lend in: Freehold, Middletown, Howell, Manalapan, Marlboro, Asbury Park, Long Branch, Red Bank, Neptune, Belmar and Keyport.

Town guides in Monmouth County
Before you close in Monmouth County
Check these with the municipality and your attorney before you close on a rental or rehab in Monmouth County.
- Landlord registration. File a landlord registration statement with the municipal clerk for 1–2 unit properties, or with the NJ Department of Community Affairs for most buildings with 3 or more units.
- Certificate of occupancy. Many towns require a CO or continued CO inspection when a property sells or a new tenant moves in. Ask the town before you set a closing or lease date.
- Lead-safe certification. Under P.L. 2021, c.182, many rentals built before 1978 need a lead-based paint inspection at tenant turnover or on the state's schedule.
- Flood zone and insurance. Check the FEMA flood map. If the property is in a special flood hazard area, include flood insurance in the payment.
- Entity in good standing. Keep your LLC's annual report current with the NJ Division of Revenue and Enterprise Services so title can insure the closing.
