Investing in Burlington County

Burlington County is the largest county in New Jersey by land area, stretching from the Delaware River towns of Burlington City, Bordentown and Riverside east across the Pinelands to Joint Base McGuire-Dix-Lakehurst. Its seat is Mount Holly. The New Jersey Turnpike and I-295 run through the western half, and NJ Transit's River LINE light rail links the river towns to Trenton and Camden.

It borders Mercer County, a short drive from our Lawrence Township office. Investors here finance single-family rentals and townhomes in Mount Laurel, Evesham and Willingboro, older homes and small multifamily buildings in the river towns, and rentals near the joint base, which brings a steady flow of military households.

How we lend here

Much of Burlington's housing is single-family and townhome stock, so many deals are 30-year DSCR rentals or cosmetic flips. For townhomes and condos, association dues are part of the DSCR payment, so we ask for them up front.

Towns we lend in: Mount Laurel, Willingboro, Evesham (Marlton), Moorestown, Burlington City, Cinnaminson, Pemberton, Bordentown and Medford.

Town guides in Burlington County

Before you close in Burlington County

Check these with the municipality and your attorney before you close on a rental or rehab in Burlington County.

  • Landlord registration. File a landlord registration statement with the municipal clerk for 1–2 unit properties, or with the NJ Department of Community Affairs for most buildings with 3 or more units.
  • Certificate of occupancy. Many towns require a CO or continued CO inspection when a property sells or a new tenant moves in. Ask the town before you set a closing or lease date.
  • Lead-safe certification. Under P.L. 2021, c.182, many rentals built before 1978 need a lead-based paint inspection at tenant turnover or on the state's schedule.
  • Flood zone and insurance. Check the FEMA flood map. If the property is in a special flood hazard area, include flood insurance in the payment.
  • Entity in good standing. Keep your LLC's annual report current with the NJ Division of Revenue and Enterprise Services so title can insure the closing.
