DSCR, Fix & Flip, Mixed-Use and other business-purpose loans for investors across Mercer County, including the county seat, Trenton.
Investing in Mercer County
Mercer County is our home county. Lendiqo's office is on Spruce Street in Lawrence Township, a few minutes from Trenton, the state capital and county seat. The county sits between New York and Philadelphia on the Northeast Corridor, with stations in Trenton, Hamilton and Princeton Junction, and I-295, I-195, US-1 and the New Jersey Turnpike all run through it.
Few counties pack in as many kinds of investment property. There are rowhomes and two-family homes in Trenton, postwar single-family homes in Hamilton and Ewing, townhomes and condos along the Route 1 corridor in Lawrence and West Windsor, and mixed-use buildings in Princeton, Hightstown and Pennington. Rider University, The College of New Jersey and Princeton University all add rental demand.
How we lend here
Because we're local, we know Mercer's towns block by block. Trenton's older housing stock means planning for lead-safe inspections and the city's certificate of occupancy process. In the suburbs, we watch HOA dues and property taxes, which both feed the DSCR payment.
Towns we lend in: Trenton, Hamilton, Lawrence, Ewing, Princeton, West Windsor, East Windsor, Hopewell, Robbinsville, Hightstown and Pennington.

Town guides in Mercer County
Before you close in Mercer County
Check these with the municipality and your attorney before you close on a rental or rehab in Mercer County.
- Landlord registration. File a landlord registration statement with the municipal clerk for 1–2 unit properties, or with the NJ Department of Community Affairs for most buildings with 3 or more units.
- Certificate of occupancy. Many towns require a CO or continued CO inspection when a property sells or a new tenant moves in. Ask the town before you set a closing or lease date.
- Lead-safe certification. Under P.L. 2021, c.182, many rentals built before 1978 need a lead-based paint inspection at tenant turnover or on the state's schedule.
- Flood zone and insurance. Check the FEMA flood map. If the property is in a special flood hazard area, include flood insurance in the payment.
- Entity in good standing. Keep your LLC's annual report current with the NJ Division of Revenue and Enterprise Services so title can insure the closing.
