Investment Property Loans in Bergen County, NJ
Construction, DSCR, Mixed-Use and other business-purpose loans for investors across Bergen County, including the county seat, Hackensack.
Investing in Bergen County
Bergen County sits directly across the Hudson River from Manhattan, connected by the George Washington Bridge at Fort Lee. Its seat is Hackensack. The county is made up of dozens of small boroughs and townships, from dense river towns such as Fort Lee and Cliffside Park to leafy suburbs such as Ridgewood and the commercial corridors of Routes 4 and 17 through Paramus.
Property values in much of Bergen are high, so loan sizes tend to be larger. Common investor projects include teardown-and-rebuild construction loans, renovation of older two-family homes in towns such as Garfield, Lodi and Hackensack, and mixed-use buildings with apartments over ground-floor retail on the county's many downtown main streets.
How we lend here
Because each Bergen municipality runs its own zoning, construction office and rental rules, we look at the town's requirements early, especially for construction and for converting or adding units.
Towns we lend in: Hackensack, Teaneck, Fort Lee, Englewood, Paramus, Garfield, Lodi, Fair Lawn, Ridgewood and Lyndhurst.

Before you close in Bergen County
Check these with the municipality and your attorney before you close on a rental or rehab in Bergen County.
- Landlord registration. File a landlord registration statement with the municipal clerk for 1–2 unit properties, or with the NJ Department of Community Affairs for most buildings with 3 or more units.
- Certificate of occupancy. Many towns require a CO or continued CO inspection when a property sells or a new tenant moves in. Ask the town before you set a closing or lease date.
- Lead-safe certification. Under P.L. 2021, c.182, many rentals built before 1978 need a lead-based paint inspection at tenant turnover or on the state's schedule.
- Flood zone and insurance. Check the FEMA flood map. If the property is in a special flood hazard area, include flood insurance in the payment.
- Entity in good standing. Keep your LLC's annual report current with the NJ Division of Revenue and Enterprise Services so title can insure the closing.
