Investment Property Loans in Ocean County, NJ
Construction, DSCR, Fix & Flip and other business-purpose loans for investors across Ocean County, including the county seat, Toms River.
Investing in Ocean County
Ocean County runs along Barnegat Bay and the barrier islands from Point Pleasant to Long Beach Island, and inland through Lakewood, Jackson and Manchester toward the Pinelands. Its seat is Toms River. The Garden State Parkway and Route 9 run north to south, and Routes 37 and 70 lead to the shore.
Investors here finance a wide mix of properties: elevated rebuilds and seasonal rentals on the islands and bay lagoons, single-family rentals and flips in Toms River and Brick, and new construction in the growing inland townships.
How we lend here
Superstorm Sandy in 2012 changed building and flood rules along the coast. Flood zones, elevation, insurance and town rental rules all affect value and DSCR, so we review them early on any waterfront or island deal.
Towns we lend in: Toms River, Lakewood, Brick, Jackson, Berkeley, Point Pleasant, Manchester, Stafford, Barnegat, Seaside Heights and Long Beach Island.

Town guides in Ocean County
Before you close in Ocean County
Check these with the municipality and your attorney before you close on a rental or rehab in Ocean County.
- Landlord registration. File a landlord registration statement with the municipal clerk for 1–2 unit properties, or with the NJ Department of Community Affairs for most buildings with 3 or more units.
- Certificate of occupancy. Many towns require a CO or continued CO inspection when a property sells or a new tenant moves in. Ask the town before you set a closing or lease date.
- Lead-safe certification. Under P.L. 2021, c.182, many rentals built before 1978 need a lead-based paint inspection at tenant turnover or on the state's schedule.
- Flood zone and insurance. Check the FEMA flood map. If the property is in a special flood hazard area, include flood insurance in the payment.
- Entity in good standing. Keep your LLC's annual report current with the NJ Division of Revenue and Enterprise Services so title can insure the closing.

Ocean County investor loan FAQ
Do you lend on elevated or rebuilt homes at the Ocean County shore?
Yes. We finance investment properties in flood zones, including elevated rebuilds, as long as the property carries the required flood insurance and meets the town's building and rental rules.
Do you lend to LLCs buying property in Ocean County?
Yes. Every Lendiqo loan in Ocean County is a business-purpose loan to an LLC or other entity on non-owner-occupied investment property. Members usually sign a personal guarantee.
Can I refinance a renovated Ocean County property into a long-term loan?
Yes. Once the renovation is finished and the property is leased, a 30-year DSCR loan can pay off the short-term loan. It qualifies on the rent, not your personal income.
