Business-purpose loan program

Bridge Loans for New Jersey Investors

A bridge loan is short-term financing that gets you from today's property to tomorrow's. Use it to close quickly, renovate or lease up, and then sell or refinance into a long-term loan.

When a bridge loan fits

You need to close before a bank can. The property is vacant or under-rented. You're buying at auction or from an estate. You're repositioning a building that doesn't qualify for long-term financing yet. Or you need to free up equity before a refinance.

Property types

1–4 unit residential, multifamily, mixed-use and some light commercial investment property. Larger multifamily and mixed-use bridge loans are covered on our multifamily and mixed-use pages.

The exit matters most

Every bridge loan needs a clear exit: a sale, a DSCR or agency refinance, or a permanent commercial loan. We look at the business plan, the as-is and stabilized value, and how realistic the timeline is.

New Jersey notes

Ask the lender how extensions work, what they cost and when they're allowed, because New Jersey approvals, inspections and certificates of occupancy can push a timeline. If the exit is a DSCR refinance, confirm seasoning requirements before you close the bridge loan.

Bridge Loans: frequently asked questions

What's the difference between a bridge loan and a DSCR loan?

A bridge loan is short-term, usually interest-only, and sized on the property's value and your plan. A DSCR loan is long-term and sized on stabilized rent. Many investors use a bridge loan first and refinance into a DSCR loan.

How fast can a bridge loan close?

It depends on the appraisal, title and how quickly you send documents. [CONFIRM: Bridge typical days to close]

Can I get a bridge loan on a vacant property?

Yes. Vacant and under-rented properties are a common bridge use, as long as the business plan and exit are realistic.

Are bridge loans available to first-time investors?

Sometimes, with lower leverage. Experience, liquidity and the strength of the deal all matter.

Is there a personal guarantee?

Most business-purpose bridge loans to an LLC require a personal guarantee from the principal members.
