Multifamily, DSCR & Bridge Loans in Newark, NJ
Business-purpose financing for investors who buy, renovate, build or refinance in Newark, Essex County.
Investing in Newark
Newark is New Jersey's largest city and the Essex County seat. Newark Penn Station is served by NJ Transit, Amtrak and PATH, Newark Broad Street is on the Morris & Essex and Montclair-Boonton lines, and Newark Liberty International Airport and Port Newark are major employers. Rutgers University–Newark, NJIT and Seton Hall Law School are downtown, along with the Prudential Center.
Newark's North, South, East, West and Central wards hold a large stock of two-, three- and four-family homes, walk-up apartment buildings and mixed-use storefronts, including in the Ironbound. That makes Newark a core market for 2–4 unit DSCR loans, multifamily acquisitions and value-add bridge loans.
Local items to plan for
Newark has a rent control ordinance, which can limit rent increases after a renovation. Check whether the property is covered before underwriting a rent increase, and confirm the city's certificate of occupancy and rental registration steps.
Statewide rules that apply in Newark
Check the local version of each item with the municipality before closing.
- Landlord registration. File a landlord registration statement with the municipal clerk for 1–2 unit properties, or with the NJ Department of Community Affairs for most buildings with 3 or more units.
- Certificate of occupancy. Many towns require a CO or continued CO inspection when a property sells or a new tenant moves in. Ask the town before you set a closing or lease date.
- Lead-safe certification. Under P.L. 2021, c.182, many rentals built before 1978 need a lead-based paint inspection at tenant turnover or on the state's schedule.
- Flood zone and insurance. Check the FEMA flood map. If the property is in a special flood hazard area, include flood insurance in the payment.
- Entity in good standing. Keep your LLC's annual report current with the NJ Division of Revenue and Enterprise Services so title can insure the closing.

Newark investor loan FAQ
Do you finance multifamily buildings in Newark?
Yes. We finance 2–4 unit properties with DSCR loans and 5+ unit buildings through our multifamily and bridge programs.
Does Newark rent control affect my loan?
It can. If the building is covered, rent increases may be limited, which affects the income the loan is sized on. We review it during underwriting, and you should confirm coverage with the city.
Do you make owner-occupied loans in Newark?
No. Lendiqo makes business-purpose loans to LLCs and other entities on non-owner-occupied investment property. We don't make consumer mortgages.
