Business-purpose loan program

Ground-Up Construction Loans in New Jersey

Non-bank construction financing for investors and builders in New Jersey. Our program can cover land acquisition and horizontal development as well as vertical construction costs on shovel-ready lots.

What the loan can cover

Land acquisition, horizontal development such as site work and utilities, and vertical construction. Investors who already own free-and-clear land can ask about reimbursement of their cost basis.

Project types

Traditional single-family homes, teardown-and-rebuilds, small multifamily buildings, scattered-site projects and subdivisions.

How draws work

After each stage of work, you request a draw. The lender's inspector confirms the work, and the funds are released. Fast, predictable draws keep contractors on schedule.

New Jersey notes

New Jersey construction runs through the municipal construction office and often the planning or zoning board. Approvals, soil and stormwater reviews, and utility connections can take longer than the build, so plan the loan term around them. On the shore, flood elevation rules apply.

Construction Loans: frequently asked questions

Do you finance teardown-and-rebuild projects?

Yes. The loan can fund the new build on an existing lot, with draws released as construction progresses.

Do I need permits before closing?

Usually yes for vertical construction draws. Talk to us about land and horizontal-stage financing while approvals are pending.

Can I refinance into a rental loan when the build is finished?

Yes. If you'll hold the property, a DSCR loan can refinance the construction loan once it's complete and leased.

Do you lend to first-time builders?

Experience matters for construction. First-time builders may need an experienced general contractor and more equity in the deal.

How are draws inspected?

An inspector confirms each completed stage, by site visit or photos depending on the program, before funds are released.
