Business-purpose loan program

Mixed-Use Property Loans in New Jersey

Financing for buildings that combine apartments with a store, restaurant or office, from main-street storefronts to urban corridor buildings. Close in your LLC with a long-term DSCR loan, or reposition first with a bridge loan.

What counts as mixed-use

Usually a building with one or more residential units and at least one commercial space, such as an apartment over a shop. Lenders look at how the space and the income split between residential and commercial, because that decides which program applies.

How mixed-use loans are underwritten

We look at both the residential leases and the commercial lease: the tenant, the remaining term, the rent and who pays which expenses. The building's condition, the zoning and the legal use on the certificate of occupancy matter too. A vacant storefront can still be financed, usually with more conservative leverage or a bridge loan.

Long-term or short-term

A stabilized building can go straight to a long-term DSCR-style loan. A building with vacancies, deferred maintenance or a pending change of use is often a better fit for a bridge loan first.

New Jersey notes

Check that the building's certificate of occupancy matches how it's actually used, including the number of apartments and the commercial use. Mismatches are common in older New Jersey downtowns and can reduce the loan amount.

Mixed-Use Loans: frequently asked questions

Can I get a DSCR loan on a mixed-use building?

Often yes, when the building is mostly residential and the leases support the payment. Buildings with a larger commercial share may go through a commercial program.

What if the storefront is vacant?

It can still be financed, usually at lower leverage or with a bridge loan until the space is leased.

Do you lend on mixed-use buildings outside the big cities?

Yes. Main-street buildings in towns like Freehold, Somerville, Hightstown and Pennington are common mixed-use deals.

Does the commercial tenant's business matter?

Yes. Some uses, like restaurants with heavy equipment or certain specialty uses, can affect insurance, environmental review and eligibility.

Can I close in an LLC?

Yes. Mixed-use investment loans are business-purpose loans made to entities.
